Financing solutions

You do not need all the money. You need the right structure.

Off-plan and ready. Residential and commercial. Resident and non-resident. Financing in Dubai is not one product — it is a set of routes, and through our relationships across the country's financial institutions we place clients at the upper end of what each route allows. Every number on this page was verified from central-bank, bank or developer sources in September 2026.

Route 1 · Non-resident mortgage

The mortgage that does not require residency.

No UAE visa is needed to borrow in the UAE. Major banks finance non-residents at 50–60% of the property's value — you bring roughly half, the bank brings the rest, over terms of up to 25 years.

BankMax financingKey terms

Pricing in September 2026: variable rates around 3-month EIBOR (3.70%) plus a margin of roughly 1–2% — HSBC quoted 4.69% variable and fixed offers from 4.05%. Rates are set at disbursal and depend on the bank's assessment of your file.

Route 2 · UAE-resident mortgage

Residents borrow more. The regulator says exactly how much.

The UAE Central Bank fixes the ceilings — no bank may exceed them. For a resident expatriate they are:

0

First home under AED 5M

You put down one dirham in five. The bank funds the other four.

0

First home above AED 5M

Larger homes require three dirhams in ten as equity.

0

Second home or investment

Investment properties cap at 60% — regardless of value.

Off-plan is different: bank financing for unfinished property is capped at 50% for every buyer — resident or not. This is why developer payment plans, not mortgages, carry most off-plan purchases.

Further rules that shape your file: maximum term 25 years, repayments capped at 50% of income, and total financing for expatriates capped at seven years of annual income.

Route 3 · Developer payment plans

The developer as your lender — often at 0% interest.

On off-plan purchases, the payment plan is the financing. You pay in installments across construction — sometimes years beyond handover — with no bank, no interest and no income file. Current plans from the developers' own official pages:

DeveloperTypical structureWhat it means
Emaar80/20 · 10% down80% spread across construction, 20% at handover
DAMACPost-handover 40/60 & 50/50 · 1%/month plansUp to 36 months of payments after you receive the keys
Sobha60/4060% during construction, 40% on completion
Binghatti70/30 & 60/40 · 10–20% downStandard construction-linked installments
Danube1% per month · up to 80 monthsA monthly installment instead of a mortgage, 0% interest

Our caution: a generous payment plan is not a discount — it is priced in. We compare the plan-adjusted price against ready resale before recommending any off-plan purchase.

Villa community in Dubai — the kind of home a Golden Visa purchase secures

Financing & residency

Yes — a mortgaged property
still earns the Golden Visa.

Property worth AED 2 million or more qualifies you for the 10-year renewable UAE Golden Visa. You do not need to own it outright: under Dubai Land Department rules, a mortgaged property qualifies with a no-objection letter from your bank stating what you have paid and what remains.

The DLD processes the application in 7–10 business days for fees of AED 9,884.75. We coordinate the property side of the application as part of the purchase.

Why clients finance through us

The structure you are offered
depends on who asks.

Most brokers know one product: the standard mortgage at the standard rate. Our family's thirty years in this market built relationships across the country's financial institutions — and with them, access to structures a typical broker has never presented: financing for off-plan and for ready property, residential and commercial lending, equity release on existing assets, and terms at the upper end of what regulation allows.

None of it is off the shelf. We put your situation — income, residency, portfolio, objective — in front of the right institution, and structure the route around you rather than fitting you into a product.

The table above is what the market advertises. What we arrange starts there.

A note for European buyers

Your bank at home
will not finance Dubai.

German banks secure mortgages against the financed property itself — and their products stop at a handful of European markets. A Dubai purchase is not financeable through a standard German home loan.

The two working routes: a UAE non-resident mortgage at 50–60% of value, or releasing equity against property you already own at home and buying in Dubai as a cash buyer. We model both against your situation — auch auf Deutsch.

Questions we are asked first

Financing, answered.

Can non-residents get a mortgage in Dubai?

Yes. Major UAE banks lend to non-residents at 50–60% of property value: Mashreq finances up to 50% (max AED 10 million, up to 25 years), HSBC up to 60% for Premier or Private Bank clients. Minimum income requirements start around AED 15,000 per month. Verified from the banks’ official pages, September 2026.

How much can UAE residents borrow for property?

The UAE Central Bank caps mortgages for resident expatriates at 80% of value for a first home under AED 5 million, 70% above AED 5 million, and 60% for a second or investment property. Off-plan purchases are capped at 50% for every buyer category.

What does a Dubai property purchase cost on top of the price?

The Dubai Land Department transfer fee is 4% of the purchase price, plus AED 250 title deed fee and around AED 4,000 registration trustee fee. Financed purchases add a 0.25% mortgage registration fee, a valuation fee of roughly AED 2,625 and a bank arrangement fee of typically 1% of the loan.

Does a mortgaged property still qualify for the Golden Visa?

Yes. Under Dubai Land Department rules, property worth AED 2 million or more qualifies for the 10-year Golden Visa even when mortgaged — the bank issues a no-objection letter stating the amount paid and the outstanding balance.

Can I finance a Dubai property through a German bank?

Generally no. German banks secure lending against the financed property, and standard German mortgage products do not extend to UAE real estate. The working routes are a UAE non-resident mortgage at 50–60% of value, or raising equity against property you already own at home.
