What an institutional German-speaking buyer should expect from a Dubai broker — and what marks the difference between a true mandate and an aggregator handover.

The thesis

Mandate is not the same as listing access.

An aggregator gives you access to a published listing. A mandate gives you access to a relationship — with the developer's Sales Director, with the sales-offer reference list, with a pre-launch allocation. These are structurally different products.

For DACH private wealth, the question is not who sends the most listings. It is who delivers documentation a private-bank advisor can accept without rework.

Five tests

How to assess a Dubai broker before signing.

One — can they show you a current sales-offer reference number for every quote, or are the prices carried over from Bayut?

Two — is the broker on the developer's direct register, or are they buying from a sub-broker?

Three — do they hand you a banking-grade documentation pack, or a marketing brochure?

Four — do they advise in your language end-to-end, or do they bring a translator to the SPA signing?

Five — RERA ORN registration and DET Trade License — verifiable on Dubai government registries.
